    Townhouse(s) for rent

    Hi everyone

    I have a townhouse vacant at Brendale, north of Brisbane. Currently asking $334 rent per week, but I am happy to do it for $300 per week as I have another place (in the same estate) that has tenants not paying rent. I am wearing three mortgages at the moment - not cool.

    6 years old, 3 Bedrooms, 2 bathrooms, lock up single garage with remote, garden shed, bit of a yard. Air con. Gated estate with 4 pools, 2 tennis courts. Walking distance to Strathpine train station which is 36 minutes from Central Station on the Caboolture line.

    I have given my other tenants a Notice to Vacate, so potentially two townhouses available.

    Hi Tim,

    Just a little curious as to why one of your townhouses has tenants, but not paying rent?

    If you had it available for rent, or rented at or close to market rates, you could be claiming depreciation and claiming tax deductions, neg gearing etc.

    Hopefully you'll have them both occupied soon, to help with the cashflow.

    doesnt sound like its Tims choice to have the otehr one not being paid hence the "notice to vacate". Thought you'd have got some of your Strongmen buddies to help you out on that one Tim.

    Beeman is right BlackSpider, I have tenants that are about a month behind, and not for the first time. Yes I claim all the tax deductions I can, and my gearing is clearly very negative at the moment, ha ha!

    It would be nice to go and standover the tenants, but the RTA hates landlords, and I would end up being the loser unfortunately!

    My parents sre selling there house at the moment and are having dramas with the real estate to.

    we also had dramas when we moved. i agree they are complete fuck wits

    So any updates? have it rented out as yet? i would have thought the rental market would be pretty strong up that way?

    If Tim was tempted to step in he could just pick up the townhouse and move it to a new suburb. Preferably on the Southside - better neighbours over here.

    times like this you must wish you owned an investment property in Canberra... We literally have a 0% vacancy rate. If you rock up to a rental open house, you will most likely be there with 30 other people. Great market for investers.

    In regards to Real estate agents, are you talking about the actual real estate agents? or the property managers looking after your rentals? The latter are definitely f-wits

    I use agents for all my properties and to be fair the three properties I am having trouble with at the moment (two different agents) is really the first time I have had issues.

    The vacant one may have some tenants, I have three applications and one looks the goods. It was vacant 5 weeks.

    Vacancy rates in the suburb are 1.9% according to the latest API - which to me says that in 2 properties over 52 weeks (ie 104 rentable weeks) I should only have 2 vacant weeks - not the ten vacant weeks I have had so far this year. The issue is simple - the agent is loathe to drop rental amounts as they manage heaps of properties in the estate. So maybe managing them myself would be good in this instance.

    If you have good tenants in there and the properies are new (which they sound like they are), thereby technically needing less maintenance, you could always give property management a go on one of he units first to see how things go and then expand from there. I looked into this a while ago and i found a landlord management pack you could purchase fromt he web for a $30 and it had everything you needed to know from rental contracts where to lodge the bond etc etc, the other option would be to rent it out through a real estate agent get them to do all the hard work and 2mths later tell them it costs to much and you are going to manage the property yourself so you would continue with the same rental contract and just fill out some paper work for the bond to the transferred in name.

    Yeah I know, and I have considered it but I guess I see using an agent as a bit of an insurance policy.

    Not sure you can use an agent to introduce a tenant and then cancel the contract with the agent though? I believe there are agents that specialise in just placing tenants and then letting you manage it yourself though.

    In good news, it looks like my vacant one will have tenants in this Friday, thats a weight off my shoulders. Now to get my other two problems fixed, ha ha!

    I am pretty sure you can, I am going through a similar thing at the moment, all the agent asked was the reason why i didnt want them to manage it, so i told them with interest rates increasing i thought the extra 100 or whatever the rate was was better paying off the mortgage and considering the tenants were pretty good and the property low maintenance there was no reason to have a full time property manager, they seemed happy and gave me the steps i had to take to take over managment.

    In saying this it was 2 or 3mths ago and i still havent done it, but just letting you know it can be done no problems.

    But as you said you can also get agents to find the tenants and not manage the property so this could be an option as well, although i think in this arragement they charge more for the placement of a tenant as they wont be getting the added bonus of management fees.
